City Living: What Do You Do With This?

This condo is in St. Louis. It is already good size (2100 sq. feet), but it also has a 2800 sq. foot private penthouse rooftop. What can you put out there? A hot tub, then what? It would be an awesome space downtown in a city, but what else could you put out there?

 
Imagine the roof top Korean army you could get up there to protect the property when the riots happen in Ferguson and spread into St Louis. My goodness they would dominate from that vantage point.

If you were thinking of doing STR's there then I think a grill, hot tub like you mentioned, and a corn hole set would work. I guess you could get really creative and do whacky stuff for STR like putting green, an outdoor bar, etc.

For a LTR i'd just leave it be and let tenants put what they want up there.

I'm sure there are some really good ideas possible, that is a HUGE space. I suspect this is in a bad part of town, seems under priced for that much square footage but I don't know STL very well.

That's a private space. That entire 2800 square foot patio is private for just that $400k penthouse condo. It isn't underpriced, which is the thing about St. Louis. Downtown condos are unbelievably cheap - cheaper than even Cleveland and Cincinnati.

Only one small area of St. Louis and Clayton are higher priced in that region than Huntington.

I mean if you bought it and planned to rent it out as a short term rental like airBNB could you get creative or campy with that whole rooftop? Of course it’ll turn into a huge party rental but I wonder if you could get decent rates out of it. I don’t know, I don’t do any short term rentals.

And I don’t know a ton about St. Louis, been there a couple of times…but I’d live in Cincy over STL any day. I would have guessed Cincy real estate is higher. STL versus Cleveland is a tough call.
