Good Morning Huntington

Took advantage of the long weekend to make a quick trip up. Waiting for the Missus to get going so I can get my Tudor's fix before meeting witb our realtor to look at a few homes. I think we decided to try and set up shop somewhere within walking distance of Ritter Park. Most of these home need renovations of some kind. Has anybody tackled a project of this magnitude?
 
Good choice on area. As an avid fan I've thought of buying a fixer upper near Ritter and then trying to rent it, just to own it for the day when I might move back from this wonderful traffic cesspool called Atlanta.

I'm curious has anyone had any rentals in Huntington near Ritter and can one find suitable renters that will take care of the place. Usually college students couldn't make that level of rent unless their were multiples.
 
I thought to myself yesterday as I was driving through Atlanta why anybody would want to commute through that city daily. I used to get up there for Braves games a couple of times a year but it's been awhile.
 
Worlds busiest airport , yet not ONE direct flight to Huntington. Not ONE!!! I emailed silver airways ( a jumper airline that flies 30 seaters) that flies through atlanta to lewisburg and begged to add a weekend only route from sept to December and got no response. So we are forced to drive back to games or pay outrageous fees to land in charleston an hour 15 minutes away.

If city leaders want to figure out how to increase their economic base, starting with HTS and getting a flight direct from the worlds busiest airport is a good start. People won't invest if they can't get there.

Atlanta is a love hate place. Lots to do, solid economic base, but it's become Los Angeles. The advent of google traffic maps at the push of an app however has helped tremendously. I use it daily, even hourly, and it helps.
 
We bought a house on the south side between 4th and 5th street on 11th Avenue, back in the early 90's, moving there from the suburbs of Detroit.... The previous owner had done a really nice job renovating it and I did a few enhancements as well... It turned out to be a really good investment, I think we paid 96K for it and sold it for $130.000. 2 years later. Since leaving Huntington in 1993 we have lived in Charlotte and have now been in the suburbs of Atlanta (East Cobb) for the past 18 years... To this day our house in Huntington remains my favorite! BTW I battled Atlanta traffic for over 10 years before I finally said enough is enough and started my own business... Love Atlanta but the traffic is nothing like I've ever seen, and god forbid it should snow.
 
Looked at 4 houses. One at the far end of Ritter Park by the arch. Needed work but could start off liveable. House 2 was a block from the main park but is gonna need work top to bottom. House 3 was between the park and hospital. Not much work needed. The 4th house was a no go. My biggest problem that a garage is a must and a lot of these house seem to have on street parking only.

My wife & I have been 'kicking tires' when in H-ton for the last couple of years. A lot of the southside 3-4 blocks north of the main park has gone down hill. In general, we think that the neighborhoods near the arch seem a lot quieter & nicer.
 
Another concern of ours were the projects off HGB by the hospital but the realtor said they were demolishing them and relocating them east of town. If that is true, does anybody know what's going in after the projects come down?
 
I think anything west of 5th street from 10thAve over to the park creek would be pretty solid. Quiet neighborhoods and easy walk to either Ritter or Memorial Park. Jmo.
 
I don't think it is set in stone yet for what is going in where the projects are being demolished. There were talks of a grocery store I think.
 
I agree about the area near the arch. I grew up on 11th. Ave. a few blocks east of the arch and my mother still lives there. It's still a great neighborhood and now brand new Southside Elementary & Huntington Middle schools within walking distance where Cammack used to be.

If you have some liquidity after you buy your house, in the long term there's a good chance, IMO, that the 16th street area around the hospital & where Fairfield stadium used to be will turn out to be very good real estate. There is a strong rental market now in the Boulevard Ave area due to the proximity to Cabell Huntington. Lots of doctors doing their residency & nurses rent there now.

BTW...the brick they used to build those projects is beautiful. I sure hope that it gets salvaged.
 
Ahhhh great info Elgin herd. I wonder if there isn't an optimal place between that area and Ritter. The resident doctor rental market is exactly what I would want to rent to....still I want to be within walking distance to Ritter.

Going South onto 16th St, making a right onto Boulevard, Ritter is only 8 small blocks from the corner of 16th & Boulevard. Going straight through to the park, Blvd becomes Washington. Along that leg of Washington a 4-plex relatively recently sold for about $160K. I know of another house that sold for $30K (asking price was originally $80K) that needed a lot of work. Last I know, the house was duplexed and was rented to a doctor & a nurse.

If you turn right (north) onto Park St, 13th St or Neel, the housing looks a lot more run down within a block or so...which probably represents an opportunity.
 
Back in town tonight. We made an offer on a fixer-upper a block or so from Ritter Park. Meeting with tbe finance people and home inspector tomorrow. If all goes well, I've got 3 years to work on it before I can retire, The Missus is already retired and she'll be up more often to work on projects. We're excited about becoming a part of the Huntington community (her for the 2nd time).

On an unrelated note, what's the best pizza in town? Craving that for tomorrow night. Hit Jim's and Fat Patty's the last time we were in town.
 
You guys make me envious. People can bring all the negatives they want about WV, doesn't phase me. I just about had myself talked into bringing it up with the wife. Then the parents moved away so they could be closer to my sis and she could help them out. Also, the wife is a cancer warrior and has many problems and we are very comfortable with her team of doctors. Before the parents moved I even thought about the West Side in Charleston. Maybe work with kids in my home grounds.

My guess is that if you can eat the bad food at Jim's, any pizza in town will work out for you. If you want good Italian, go down to Rocco's in Ceredo - by far the best restaurant in the tri-state region - but they don't serve pizza.

The Gre...effect & HERD in Atl...our daughter & husband once lived in Buck Head....the traffic drove them nuts. They relocated to Charlotte for a short time...then to Florida (Orlando area)...returned to their college stomping grounds, Raleigh (Meredith College & NC State)...currently reside in Murphy, TX (Plano area) due to my son-in-law's job (Texas Instruments/Dallas).....

THE TRAFFIC GETS WORSE EVERY TIME I GO Through ATLANTA.

I had the unfortunate experience last Fall passing through Atlanta (4:00 PM) on a Thursday on my way to Dalton, Ga. for a weekend of Senior Travel Softball. It was gridlock for HOURS! I kept repeating..."Atlanta has a lot of things to offer, however, this traffic sucks and I would hate to start & conclude my days in traffic at about 6 miles per hour."

Give me Charlotte any day and our traffic can be a challenge, especially on Independence Blvd. Should I EVER return to WV...it would be Huntington first (Love for Marshall)....White Sulphur Springs or Martinsburg. Not too fond for Kanawha Valley.

Maybe I'm taking or reading way too much into the content of his initial post, but this guy already rubs me the wrong way.
