Back to the bet. Here are terms that are completely reasonable.

I will pay for my own appraisal and you may pick the appraiser and warn them not to accept any bribes. If you still believe the appraisal to be inaccurate, you can use comp sales in my neighborhood in the last 2 years. My value would have to be within 10% of selling price.

I am choosing the $500k bet option.

Two of your properties in your sole possession must be valued at twice the value of my primary residence.

We split the cost of legal fees for contract.

Deal? Or coward?

You never go by tax records for the value of a property.
Amen. I bought a swampy wooded lot across from me simply because I didn’t want anyone else to build there. The assessment had not been updated for years and I paid $.60 in taxes on the lot.

The county finally updated the books and taxes went up to $125.

I guess if we ever resume a series with WVU I could see some rekindling of old flames, but the whole Friends of Coal series seems like ancient history nowadays.

Discussing political ideologies and comparing conservative vs liberal values has been far more enjoyable. Especially when you realize the guys you spent so much time arguing with and despising hold many of the same values. Besides, Marshall Football has finally disappointed me for enough years since our run in the 90s and early 2000s that I've given up expecting us to see that same success.

Yes, it is. For this region, their estimate has a 2% margin of error for on-market and 6% for off-market.

Is he really going by property tax listing used by the county? Cabell? There are people there who's property is still listed as farm land(a lower tax rate) and has been since the 1950s. Tax records don't represent real market value, especially in places in WV. The county likely doesn't even have the resources to go out properly appraise values. You never go by tax records for the value of a property.

I believe Zillow gets its data from county assessors data. It’s really not pulling the comps of sales of other properties and applying it to your property value.

So if more homes sold in your middle class neighborhood between 6-24 months ago instead of within the past six months, which is assuredly the case, then it doing your suggestion would inflate the value greatly.

Now, for the last few years we have kept this forum free of the old WVU vs Marshall banter. I like it that way. We are in a much bigger situation than that deal. It only takes into account "sales data" on your own property. I can tell you right now, zillow's value of my home lists the value of my home from an appraisal we had 2.5 years ago. And is the property tax value listed in county records. Period.

I enjoy these threads, from a perspective of being raised dirt poor, and knowing I'll die dirt poor. It's always a thrill of hope seeing how the truly blessed live. I still don't think I would dress like a rapper though, regardless of how much money I may or may not have. I have moral standards, and God loves me.

I don't care as mucn about sports as I did a few years ago.

After I saw what was going on in the world, it made it less important. Sure, I root for my team and watch them, but it means less for sure.
