Let me tell you a secret: If somebody who has your cell number randomly and unsolicited, as you claim, gives you that info, then they have good reason to do it (in other words, they know you'd want to know).

But hey - make it easy. Ask them how they know about that property. Better yet, ask Murox the Moron how he thinks one of your friends would know about one of them and ask if it bothers him that one of your friends has confirmed it.

"data" is incomplete/inconsistent (at best). I'm looking at it and have looked at it regularly. Bottome line, if your house has not sold or had an appraisal on it over the last couple of years it is not reflecting the true market value. The same for my immediate neighbors. Zillow will greatly under appreciate your value because of the non-activity on the specific property. It appears the data from zillow depends heavily on recent transactions directly related to the property you own.

Originally, you just claimed that Zillow wasn’t using sales of comps for adjustments to like properties. And that’s false:

  • Comparable homes in the area and days on the market
  • Off-market data - tax assessments, prior sales and other publicly available records

How did I "change my tune"? I copied and pasted exactly what I wrote earlier in the thread. My whole point was/is ZILLOW is NOT consistently accurate. Especially if sales or financing (appraisal) activity on your property has been limited. I am correct.

I never said that Zillow was inaccurate. Why try to make it sound like I have changed my stance, liar? Zillow's margin of error is 6% on off-market properties and about 2% with on-market properties.
